“If anyone can do it Howard can do it” was something I first heard when I was a building society manager in the early ‘70’s.  It is a cross I’ve borne ever since, despite the pressure it brings, quite happily.

Nowadays, I’m quick to point enquirers to other professionals who may be better placed than we are to deal with certain situations. Nevertheless, we still enjoy solving those problems which other advisers find too time consuming.

What keeps us busy is largely those situations which many lenders avoid:

  • Developers with smaller sites
  • Property conversions, commercial to residential and vice versa
  • Commercial investment property purchase by inexperienced landlords
  • Residential investment property purchases, often for older landlords
  • Bridging and short term finance, particularly for own residence down-sizing
  • Business purchases, especially pubs and leisure sector, both freehold and leasehold
  • House purchases in tricky situations
  • Holiday homes
  • ……. and many more

So “rejects” are often cases involving terrifically creditworthy individuals. They just happen to have a set of circumstances which some, or even most, lenders don’t like. If the deal makes sense, we’ll be delighted to try and help.
